Resin flooring: 5 critical mistakes that compromise the durability of your floor

Resin flooring (epoxy and polyurethane) is synonymous with durability and modern design. However, even the best material will not perform its function if the contractor makes mistakes during application. Customers often wonder what determines the durability of resin flooring and why a floor starts cracking or peeling after a year. The answer almost always lies in the substrate preparation and working conditions.

In this article, we discuss the most common installation errors that can ruin your investment and provide tips on what to ask professionals to avoid a costly mistake.

1. Lack of proper substrate preparation (grinding)

This is the "original sin" in the flooring industry. Resin will not bond permanently to dirty, smooth, or dusty concrete.

  • What is the mistake? The contractor simply sweeps the floor and immediately applies the primer. They skip the mechanical grinding or shot-blasting stage.
  • What are the consequences? The resin lacks so-called "mechanical anchoring". After a short time, the coating begins to delaminate (peel) in sheets. It only takes a heavy object falling or a forklift moving to cause the floor to separate from the concrete.

Tip: Concrete must have open pores so that the resin can penetrate them. If the contractor does not bring a planetary grinder to the construction site, you should start to worry.

2. Skipping or incorrectly applying the primer

Priming is the foundation. Its purpose is to seal the pores in the concrete and create a bonding bridge for the top layer.

  • What is the mistake? Using overly cheap primers, diluting them with water "by eye", or skipping this stage entirely to "save time".
  • What are the consequences? Air bubbles forming on the surface (so-called cratering) and the top resin soaking into the concrete, which drastically weakens the durability of resin flooring and causes discoloration.

3. Ignoring weather conditions (Temperature and Dew Point)

Construction chemicals are unforgiving when it comes to physics. Resin application requires strictly defined conditions.

  • What is the mistake? Working at too low a temperature (below 10-15°C) or in excessively humid air. The key concept here is the dew point – if the substrate temperature is too close to the condensation temperature, an invisible mist of moisture will settle on the floor.
  • What are the consequences? Failure to cure (the floor will remain sticky), milky patches, discoloration, and carbamidation (the formation of a greasy layer on the surface).

4. Incorrect mixing ratios and lack of mixing

Resins are usually two-component (Base A + Hardener B). These ratios are precisely calculated by the manufacturer in the laboratory.

  • What is the mistake? Mixing "by eye", inaccurately pouring the material from the bucket, or mixing the components for too short a time.
  • What are the consequences? In some areas, the floor will never harden (creating so-called "soft spots"). Such a floor will have to be completely removed and disposed of.

5. Lack of expansion joints

Concrete moves. Always. If we transfer cracks from the concrete to rigid resin without properly sealing them, disaster is inevitable.

  • What is the mistake? Pouring rigid resin over existing expansion joints in the concrete instead of recreating them and filling them with an elastic compound.
  • What are the consequences? The floor will crack along the concrete expansion lines. A cracked floor loses its tightness, and water and dirt get underneath, degrading the flooring.

How to verify the contractor? Checklist

Before commissioning the work, ask the contractor these 3 questions. Their answers will tell you whether you are dealing with a professional.

Question 1: "How will you prepare the substrate?"

Good answer: "We will machine-grind the concrete and then industrially vacuum it to open the pores."
Bad answer: "It is enough to sweep and wash it well." (Run away!)

Question 2: "Do you check the concrete moisture before starting?"

Good answer: "Yes, we have a CM moisture meter or an electronic one. If the concrete is too wet, we cannot apply the resin."
Bad answer: "You can tell by eye that it is dry."

Question 3: "What about expansion joints?"

Good answer: "We must cut them in the same place as the joints in the concrete and fill them with an elastic polyurethane compound."
Bad answer: "We will pour over everything so that it is smooth and looks nice."

Summary: Price vs. Quality

When choosing a contractor or materials on gaz-bud.pl, remember: repairing poorly installed resin flooring is often twice as expensive as the original installation (removal costs + new material).

The durability of resin flooring depends 80% on substrate preparation and adherence to the technological process. Do not take risks – choose proven materials and knowledgeable contractors.
